Description:
Location, habitat and topography make this ranch a great opportunity for the serious hunter or cattle rancher. Just the right combination of native grasses and timber (60%-40%) with plenty of year-round water, easy access yet secluded. The SE corner of the ranch connects to State Highway 99, just 14 miles north of Pawhuska or 14 miles south of Chautauqua, Kansas. Corporate jet access is only 26 miles east at Bartlesville and commercial flights from Tulsa are approximately 75 miles southeast. The west boundary is shared with a 5,950 acre wildlife management area and another 3,720 acre management unit is just ½ mile east, creating unlimited supplies of new stock for the Whitetail herds. With 5,000 deer harvested annually, Osage County leads the state every year, including many trophy animals from this northern area. Turkey, quail, two nice creeks and several stocked ponds add bonus value to this recreational property. The hunter's campsite has electric service.

This ranch has been in the family since 1945. Most of the borders have good fencing. A local rancher has a grazing and hunting lease on the property through October 2012, along with another 388 acres of timber at the NW corner. He may be interested in extending the lease, with or without hunting. There are areas near the creeks which can be planted as food plots. The wooded areas are mostly Oak and Hickory. Along the creeks are large Sycamores, Cottonwood and Redbud. Blackberry, Sand Plum and Persimmon are scattered throughout. There are several ranch roads for interior access, as well as deeded access through the adjoining ranch to the south. Several cleared hilltops provide great views of the area with a change in elevation of 190 feet to the creek bottoms.

The adjoining Western Wall Wildlife Management Area is bordered to the west by the 39,000 acre Tallgrass Prairie Preserve (with a herd of 2,500 bison), owned and managed by The Nature Conservancy. Nearby towns of Pawhuska and Bartlesville offer many historic and world class attractions and convenient accommodations.
